Why we do not promise a blanket duration

"Your hall will stand in X weeks" — promises like that read well and rarely hold. The total duration of a hall project is made up of stages that differ in how well they can be planned: design and permits, fabrication, foundations, erection, fit-out. Some of them are fully in our hands; others — the permit above all — only partly. An honest answer therefore names the levers instead of a wishful number. That is what this page does. And where we can show a real timeline, we show it: at the end you will find the documented milestones of an actual Desco project.

Permits: the least predictable stage

Between project start and the first excavator lies the permit procedure — and its duration is set by the authority, not by the contractor. It depends on the federal state, on the building office's workload and heavily on the quality of the application. Anyone promising you fixed week counts here is promising something they do not control. What can be controlled: the completeness of the documents, because requests for missing items are the procedure's most common time sink. And the use of the waiting period — detailed and fabrication planning can run while the application sits with the authority. That way fabrication starts immediately after approval, not weeks later.

The core advantage: fabrication parallel to the foundation phase

This is where steel construction earns its head start. While earthworks run on the site and the foundations are cast, the frame takes shape in the workshop in parallel: columns, trusses and bracing are fabricated, coated and prepared for erection. Two work stages that follow each other in massive construction run simultaneously — the site never waits for the steel, and the steel never waits for the site. Once the foundations have cured, erection can begin immediately. This parallelism is not a sales argument but production logic — and it is the main reason steel halls stand sooner than conventionally built buildings of the same size.

Erection: bolted, not cast

The erection phase is the most visible stage — and one of the most predictable. Prefabricated components are set by crane, aligned and bolted: no formwork, no casting, no waiting for the structure to cure. Every part arrives from the workshop with precise fit and carries load from the day it stands. How fast the frame grows depends on hall size, crane logistics and weather — but progress is visible daily and can be scheduled tightly. After the frame come the roof and wall panels; with the envelope closed, the building is weatherproof and the interior work becomes independent of the season.

Weather: what it affects — and what it does not

Weather is one of the honest unknowns of every construction schedule, but it hits the trades unevenly. Earthworks and concrete pours are sensitive: hard frost and persistent rain can interrupt foundation work. Steel erection itself is more robust — bolting continues in the cold, and only high wind stops the crane. Smart scheduling therefore keeps the most sensitive stage out of the worst season, or plans buffers into it. And this is why the closed envelope is such an important milestone: from that point on, the weather loses almost all influence on the schedule.

Fit-out and acceptance: the underestimated finish

Between "the hall stands" and "the hall works" lies the fit-out — the stage schedules underestimate most often. Floor slab or industrial flooring, electrics, lighting, heating and ventilation, gates, fire protection systems, office installations where agreed: the scope depends entirely on the level of completion you ordered. A cold hall is nearly finished once the envelope is closed; a turnkey production building is not, by a distance. The project ends with acceptance and documentation. For your planning this means: do not only ask when the hall will stand — ask when you can produce. That is the only deadline that matters commercially.

Instead of hypothetical model schedules, we show a construction sequence we documented with drone footage. On the Desco project pictured, excavation began in December, the complete steel frame stood in February, and the roof was closed in March — winter site conditions included.
